New home construction has always been a desirable option for South Florida home buyers, in that they are the first ones to occupy the property and most builders offer a full warranty on the new home. Additionally, many buyers enjoy the opportunity to customize the features, floor plans, and finishes prior to moving in, saving the hassle and inconvenience of renovations while living in the home. Many home builders like GL Homes, Toll Brothers, Lennar, K. Hovnanian, Centerline, and Ansca offer upgrades that include options for flooring, kitchens, bathrooms, crown molding, hurricane impact resistant windows, landscaping, swimming pools, and more. Since these home builders are large scale developers, there are normally pre-planned upgrade lists with set pricing so as not to have too many requests, making it a custom home.
New Home Communities in Palm Beach and Broward Counties
In several new home communities like Mira Lago and Watercrest in Parkland, as well as GL Homes' Valencia Cove and Canyon Trails in Boynton Beach, there are different "home collections" whereby the builder has segmented the different floor plans and lot sizes into different sections of the community. For example, Valencia Cove in Boynton Beach offers three home collections; the Crown Collection, Signature Collection, and ... Smaller floor plans on zero lot lines are in the "starter" section, while the Crown Collection features the largest lots with the best lake views and wider streets, obviously making this the most expensive section of the community. Same premise in Mira Lago and Watercrest.
Boca Raton and Delray Beach New Home Communities
Boca Raton and Delray Beach new home communities are very desirable for their excellent schools and the desire to be close to downtown Delray and downtown Boca. Since 2011, GL Homes has built two of the most successful luxury home communities, The Bridges and Seven Bridges, both in Delray Beach, FL. Homes in these communities range in price from the high $600's to over $2 million. Recently, in 2017, GL Homes announced two additional new home communities; Berkeley in Boca Raton and Dakota in Delray Beach. While these are in the pre-sales and pre-construction phases, they will likely sell out very quickly, just as their other mid-level new home community, Tuscany in Delray Beach, did.
Why You Need to Use a Realtor When Buying New Construction
Many home buyers of new construction feel that real estate agents provide little or no value when it comes to purchasing brand new homes. That is, they feel that there is no reason for a Realtor to be involved because there isn't any work for them to do; they simply escort the buyer into the builder's sales office, sign a registration, and hope the clients end up buying. The simply isn't the truth.
Buyers who purchase a new home from a developer or builder without the representation of a knowledgeable and experienced real estate agent can find themselves in a dangerous situation. Realtors are bound by fiduciary responsibility and a code of ethics that the developer's salespeople are not. The sales person works directly for the developer, not for the buyers. An experienced real estate professional who has experience in selling new construction real estate can provide a lot of value by helping their clients avoid costly mistakes and save them large amounts of money. Experienced agents like Brian Pearl can offer buyers insights with comparable sales in the market, such as what other homes have sold for in that same development. An experienced new home specialist will have history on the builder who is offering the new homes and they can also walk home buyers through the intricate details of the purchase and sale agreement.
Three of the most common myths that home buyers have about new construction
- Builders don’t negotiate – FALSE. However, it is important to know when to negotiate, what points are negotiable, and how to do it effectively. As with many things in life, timing is key. Knowing when to pull the trigger on a new home and when to hold off can make or cost clients money. For example, it is common for builders to increase pricing between phase releases (even on homes from a previous phase that have not been purchased), so reserving a property the day before the next phase release and price increase can mean instant equity.
- Buyer’s agents can’t be involved throughout the process – FALSE. Although most builders will not allow real estate practitioners to be involved during certain inspections and walk-throughs, there are plenty of points for involvement that can protect the consumer. Construction is organized chaos. With so many moving parts happening at the same time, it is easy for details to be overlooked and forgotten. For example, agents can help buyers keep a list of all their upgrades and custom features (including written documentation of all verbal instructions between the buyer and builder). During periodic construction walk-throughs, and especially the final walk-through, the buyer should have these lists handy to ensure everything was incorporated per their specifications. It is not hard for a construction crew to overlook installing a few additional electrical outlets. If the client has the proper documentation, the builder will not have an issue correcting the situation.
- What you see is what you get – FALSE. There are always additional costs. Total acquisition cost is important to understand. Buyer’s agents can identify and thoroughly outline all the costs involved for their buyers to help them avoid surprises.
