Active Adult Community Services & Amenities
South Florida active adult communities tend to be designed with the needs of their aging residents. Active Adult real estate is designed with accessibility and safety in mind, both in the homes and communities. Homes in 55+ communities tend to be smaller, single-story detached or semi-attached houses with 1 or 2 bedrooms, and a garage. The floor plans are laid out in order for active seniors to age in a comfortable place. Active Adult communities in Palm Beach County tend to be close to shopping centers, restaurants, churches, and libraries, as well as recreational facilities and hospitals. Security patrols and gated entrances are also very common. One of the many benefits of living in communities for active adults is the low maintenance lifestyle. Homeowners associations are often responsible for the maintenance of the community's amenities as well as the homes' landscaping and exterior upkeep. In addition, Active Adult community associations may offer the cost of basic cable, water, homeowners insurance, transportation, and other various utilities.
Active Adult Community Restrictions and Requirements
Active Adult (55+) communities have residency requirements which often include that at least one spouse be over the age of 55, although each community has different requirements. Although 55-plus communities are considered a retirement community, they often have many working (non-retired) residents. Homeowner associations typically have covenants of which residents must abide by which maintain the home values and ensure a safe and friendly community for all residents. In addition, there are rules which prevent residents from allowing children under a certain age become permanent residents.
