Depot Square Apartments in Delray Beach, FloridaAn under developed resource located north of Delray Beach's historic will see new life soon. The 12-acre lot containing a dilapidated train station is slated for development as a family-friendly, 284-apartment complex. Incentives for the community include plans for a cyber cafe, fitness center, and bicycle repair shop.

Delray Beach seems to have forgotten a little used historic district. But soon the area will have a new look with modern lines. The planned construction will be highly visible to announce the redevelopment of the historic area.

Woodfield Country Club, one of the area’s premier residential communities with world-class resort amenities, has announced a $23.75 million renovation plan that will begin in 2015 and continue for approximately two-three years. The renovation plan includes new and expanded card rooms, an interior design refresh in the main clubhouse and dining areas, along with an overhaul of the fitness, aquatics, poolside dining and child care areas. A major addition is a new building and play area for use by younger members of the country club including teens and children.

Architectural plans and timetables will be finalized this year with construction to begin in early 2015.

Boca Raton Golf Courses Slated for New DevelopmentsNew construction proposals may be on the horizon as a need for more homes spreads across golf courses west of Boca Raton. Some speculate that fairways and putting greens will be repurposed for these neighborhoods. The latest clubs to experience a housing shortage are Boca Dunes Golf and Country Club and Boca Greens Country Club.

In talks with a preliminary plan for the addition of 245 townhomes on 31 acres of the golf course, the Boca Dunes facility is considering expansion at the community south of Palmetto Park Road and west of Lyons Road.

New Interchange on I-95 at Spanish River Blvd in Boca RatonAstaldi Construction of Davie, Florida broke ground on the new construction of I-95's newest interchange at Spanish River Boulevard.  Besides the new exit at Spanish River in East Boca Raton, work includes widening Spanish River Boulevard west of FAU Boulevard, constructing 13 bridges between Spanish River Boulevard and Yamato Road, signalized intersection improvements and the addition of auxiliary lanes on Yamato Road, and sound wall construction along Yamato Road and on the east side of I-95 north of Yamato Road.  When the $66.7 million project is finished in late 2016, it will give Boca Raton its fifth I-95 interchange and provide Florida Atlantic University direct access to and from the highway. This year the Chamber of Commerce for Greater Delray Beach will host celebrations in honor of the 52nd Delray Affair. Dubbed the "Greatest Show Under the Sun", this is the largest arts and crafts festival in the region. Set in a picturesque palm tree lined downtown, Delray Beach will allow 12 city blocks to be devoted to the Delray Affair this year.  Spanning from the Intracoastal to NW 2nd Avenue, plus the grounds of Delray Beach Center for the Arts and Old School Square Park, this year the event is expansive representing many artists and genres. The festival has received many awards for the variety and individuality of the fine arts. Development on rental projects has made construction crews the stars of Boca Raton's  downtown skyline. This tourist season is fueled by new construction to meet the demand for space.

Archstone Downtown Boca Raton FLThe 261-unit Camden Boca Raton complex is still under construction, at 131 S. Federal Highway. The Mark at CityScape is also a work in progress, located just behind 120 E. Palmetto Park Road. When completed it will have 208 units. Advertisers are promoting the Camden will be ready for occupancy as soon as this summer. Though the 12-story Mark is projecting an opening early next year.

Toll Brothers recently announced that they plan to delay their sales launch for their newest community in Boca Raton, Royal Palm Polo.  The builder originally planned to begin selling homes to buyers this month.  They announced the launch would be pushed back until the fall so the company can complete the model homes for Royal Palm Polo, according to the Sun-Sentinel. The luxury home builders stated that "buyers will be better able to see the quality and luxury of a Toll Brothers home first-hand."

The Pennsylvania-based Toll Brothers began construction of the 223-home Royal Palm Polo earlier this month. Prices will range from $1.2 million to $2 million. The company has a list of at least 1,000 potential buyers from past communities and marketing.  Toll

Plans to rebuild the Seagate Yacht Club are drawing positive response from coastal residents south of Atlantic Avenue. The owners of the nearby Seagate Hotel and Spa want to build 10 luxury townhouses and a three-story clubhouse at the existing 44-slip marina on MacFarlane Drive.

The clubhouse got scrutiny at a March 17 meeting of the Planning and Zoning Board, where the developer agreed to a neighborhood request to close the clubhouse at 10 p.m. on weeknights and midnight on weekends. No music on the rooftop sunbathing terrace will be another restriction.
