Downtown Delray Beach's famed Sopra Center on Atlantic Avenue

110 East Atlantic, formally known as the Sopra Center, has received building permits and construction has started. The Richard Jones designed adaptive re-use project will transform the 4-story,  1950’s era, steel frame building into a Modern Class-A office and mixed-use destination.

The building upgrades include enhanced below grade parking, new elevators, windows  and a complete façade redesign.

A deal that would allow the construction of a $200 million mixed-use project downtown on Atlantic Avenue is moving closer after more than a decade of planning and approvals.

Atlantic Crossing, a 9-acre project featuring apartments, offices, restaurants and shops, would be located beside Veterans Park along the Intracoastal Waterway. It’s the city’s largest proposed development in terms of square footage at the moment, said city commissioner Mitch Katz.

“It’s important because it’s prime real estate on Atlantic Avenue that needs to be be developed,” he said. “I just want to see this move forward.”

Signing the agreement would end a lawsuit the developer filed in 2015 over delays, and eliminate the risk of the city paying an estimated $40 million in

Mizner Trail Golf Course back On The Market For Sale

Another year passed by and construction crews have yet to start work on the defunct Mizner Trail Golf Course. Close to Boca Raton, this 130-acre space has yet to see any new building or even landscaping. The fairways and putting greens are still an eyesore after Developers had the green light to move forward with their plans one year ago. The area remains untouched.

Neighborhood groups banded together to oppose the development. But they failed to appeal the final decision in February. The Metropolitan in Downtown Delray Beach's SofA District

Upscale condos could be headed to Delray Beach's up-and-coming SOFA district — if the city bends some of its downtown development rules. On Tuesday, commissioners will consider approving plans for a 48-unit condo called The Metropolitan, which would include shops, office space and a public plaza. The 5-story building would be built on the northeast corner of Southeast Third Avenue and Southeast First Street in an area marketed by the nickname SOFA, for its location south of the city's bustling Atlantic Avenue. City officials are branding SOFA as the city's newest urban neighborhood. The Metropolitan would join several other developments aimed at attracting young professionals who want to live just off Atlantic and close to the beach.

An affiliate of Siemens Group paid $13.5 million to acquire the site of the Akoya condominium project at the Boca West Country Club.

BW-PC LLC, an affiliate of the country club, sold the 6.8-acre site along Boca West Drive to BW-INV LLC, an affiliate of Boca Raton-based Siemens Group led by veteran developer Richard Siemens. The site last traded for $2.35 million in 2007, when Walt Disney World sold it to the club.

Akoya features 140 units with reduced prices now ranging from the $800,000s to over $2 million.  Original pricing started at $1.2 million for decorator-ready units, meaning no finishes, flooring, or fixtures.  Akoya condos will now be delivered with luxury appointments and features including gourmet kitchens with Wolf and Sub-Zero

Upping the ante on Mizner Trail

In November, there was news of a proposed settlement of the lawsuit resulting from Palm Beach County’s approval last June of development on the old Mizner Trail Golf Course. I can report that in December there was a second offer.

The main plaintiff in the lawsuit, which argues that the county’s approval is illegal, is the Boca Del Mar Improvement Association. It’s the umbrella group for all the homeowner associations in Boca Del Mar, between Camino Real and Southwest 18th Street west of Military Trail. Mizner Trail is one of two golf courses in Boca Del Mar, which was developed 40 years ago. The other plaintiffs are a small number of residents.
